WHAT IF YOU WERE THE LANDLORD OF A ROOMING HOUSE?
People who run rooming houses don’t’ critique perpspective tenants like they should. They take rent payments (some don’t even provide receipts to tenants), and ask NO questions about criminal background, employement or drug usage.
If I ran a rooming house this would be the process that i would take to rent out the rooms in my house.
- DOCUMENTS REQUESTED BEFORE MOVING IN
- State ID
- Social Security Card
- Proof of Income (paycheck stub-3 months, Govenment Benefits, Public Assistance Benefits, Child Support, Unemployment, ect.)
- APPLICATION FOR RESIDENCY
- CRIMINAL BACKGROUND CHECK (provided by perspective tenant at thier expense)
In addition to that I would charge a deposit of 50% the amount of the toal rent per month, in addtion to the 1st months rent (ex. if the rent is $320.00 month the deposit be $160.00)
That would weed out all the unemployed (parading around as if they actually had a job), the drug addicts, alcoholics, drug dealers, street prostitutes and under aged run-aways.
These kinds of individuals will not be able to pay 1st month rent and a deposit; plus is you’re operatin “above the law” or running from the law; you’re not going to be willing to go into the police station and ask for a background check or provide any of the other documents above.
A lot of landlords needs to stop putting the almighty dollar above good common sense and the safety of the other tenants.
